Demand for building envelope products in the US and Canada is forecast to rise 4.1% per year to US$81.4 billion in 2023. Demand is primarily tied to trends in building construction activity, which is forecast to decelerate significantly from the rate of the 2013-2018 period, when expenditures were recovering from cyclical lows. Nonetheless, healthy sales gains will be supported by:

  • increases in average prices for building components, due in part to rising raw material costs and higher value features
  • rising consumer demand for better performing, more costly products that can help lower energy bills, improve water- and weatherproofing, and enhance building aesthetics
  • more stringent building construction and energy efficiency codes that necessitate the use of better quality materials

Windows & Doors to Lead Building Envelope Sales; Roofing to See Fastest Growth

Among the major building envelope products, windows and doors account for the largest share of sales (over 40% in 2018). This market position is supported by the high average costs per window and door, as well as by consumer spending to upgrade and replace these units for energy efficiency and/or aesthetic purposes.

Roofing is forecast to outpace all other major building envelope products, with US dollar sales accelerating slightly through 2023. Improved growth will be largely due to increases in average roofing prices and increased demand for better performing materials, as demand for roofing in area terms will actually slow significantly going forward.

Sustainability & Energy Efficiency Remain Key Drivers of Sales & Product Development

Home and commercial building owners are increasingly replacing windows and doors, roofing, siding, and insulation products with options that help improve energy efficiency, lower energy costs, and that offer better environmental profiles. Many of the newest and fastest growing building envelope technologies (e.g., smart windows, sustainable insulation materials, solar roofing) target this growing trend toward enhanced sustainability. Many of these high-performance building envelope products also tend to offer additional advantages, such as heightened durability, longer component lifespans, and improved aesthetics.

Barriers & Other Weather-Resistant Products Continue to See Strong Advances

Builders and contractors are increasingly specifying high-quality air and water barriers (e.g., high-performance house wraps, PVC and fluid-applied flashing, rainscreens) to improve the weather resistance of structures. Adoption of more stringent building codes, requiring increased protection from water damage, is also driving sales of these products.
