Roofing Demand Moves From Replacement Cycle Toward Value Upgrade

The US roofing market is still driven primarily by reroofing, but replacement decisions are becoming more strategic and value oriented. Owners are no longer focused only on replacing a worn roof with the closest equivalent. More often, reroofing is being used as an opportunity to improve appearance, resilience, and long-term ownership value:

  • Asphalt shingles dominate residential roofing, but demand will continue to shift toward high-performance architectural laminated products, impact-resistant and high wind shingles, algae-resistant lines, and cool roof options that address a specific need while preserving the familiarity of asphalt.
  • Metal will continue to gain where buyers want stronger weather performance, longer service life, and a more distinctive look, while tile and composite are most competitive in premium applications where curb appeal, lighter weight, lower maintenance, or stronger fire performance matter more.

Low-Slope Roofing Gets More Segmented

In commercial roofing, reroofing and recover work remain the center of the market, but product selection is becoming more deliberate and more building-specific:

  • TPO will remain a key volume driver because it fits the broadest range of standard low-slope applications and works well across large, repeatable installations.
  • PVC will continue to hold a strong specialty niche because it is better suited to rooftops exposed to grease, chemicals, and other harsh conditions.
  • EPDM will remain in use because it is durable, familiar, and easy to standardize, while white, reinforced, fleece-backed, and self-adhered formats are helping it stay relevant in more performance-specific work.
  • Although demand for it will decline, modified bitumen remains the more competitive asphaltic lane as built-up roofing continues to lose share.

Regional Pressure Reshapes the Market

Regional differences matter more because climate, codes, and resilience needs now shape roofing demand more directly:

  • New England and the Middle Atlantic still lean toward preservation focused reroofing, while East and West North Central continue to favor cold climate performance.
  • The South Atlantic and East South Central are more driven by storm performance. The West South Central is shaped especially by hail and heat.
  • The Mountain states show especially strong premium demand because hail, snow, wind, and wildfire all matter at once. In the Pacific, California and Hawaii favor cool roof, Class A, code ready products, while Oregon, Washington, and Alaska support more cedar, dark membranes, and moisture sensitive roofing choices.
