Report Overview

Beyond Shelter: Roofing Demand Redefined Worldwide

As the global construction sector steadies and reinvests, roofing demand is gaining traction—not just from a wave of aging structures needing replacement, but from fast-growing regions where modern roofing is still gaining ground. While mature markets will drive volume through upgrades to longer-lasting and more resilient products, developing areas are shifting toward higher-value materials, especially metal panels and tiles. At the same time, rising construction of logistics hubs, healthcare facilities, and data centers worldwide is pushing demand for large-scale low-slope solutions like single-ply membranes. These trends signal a market defined not only by scale, but by a sharper focus on durability, efficiency, and modernization.

Key Themes Covered in this Report:

  • Product Mix Shifts
There is growing adoption of higher-performance materials like single-ply membranes and standing seam metal.
  • Urbanization and Rising Incomes
In developing regions, demand is shifting from low-cost roofing options to more durable and aesthetically preferred products like coated metal and tile.
  • Climate & Resiliency Trends
Frequent severe weather events and evolving building codes are spurring interest in storm-resistant and long-lasting roofing solutions.
Featuring 146 Tables & 56 Figures!

Global demand for roofing totaled $101 billion in 2025 and is forecast to increase 5.2% per year to $130 billion in 2030, driven by rising building construction activity and the increasing use of higher value roofing products.

Global Product Migration & System Substitution

The global roofing market is shifting toward materials that better support labor efficiency, durability, energy performance, and climate resilience:

  • Bituminous roofing will remain a core solution for flat roofs due to entrenched concrete roof decks. At the same time, single-ply membranes will continue to gain share because they install faster, weigh less, and align well with modern construction and retrofit needs.
  • Metal roofing will continue to expand beyond industrial use, from basic corrugated products in cost-sensitive markets to standing seam and premium profiles that compete with tile and slate in residential applications.
  • Tile will remain strong where architectural tradition and thermal performance matter, but faces growing pressure from lighter and easier-to-install substitutes.

Reroofing, Modernization, & Resilience-Driven Demand

Roofing demand is increasingly driven by replacement and building modernization rather than new construction alone. Aging housing in developed markets, older flat roof stock in parts of Europe and Asia, and large volumes of informal construction in emerging regions are sustaining demand for systems that improve durability, insulation, and weather resistance. This favors materials that reduce disruption, simplify installation, and perform better under storm, fire, seismic, and heat stress. Nonresidential buildings are particularly important, as roof replacement is often tied to broader upgrades such as solar readiness, added insulation, and longer lifecycle expectations. Durability, labor efficiency, and retrofit compatibility now strongly influence material selection.

Regional Roofing Demand Is Becoming More Structurally Distinct

Regional demand patterns are becoming more distinct, shaped by local building stock, climate, and construction practice:

  • North America will focus on premium reroofing, upgraded shingles, growing residential metal use, and use of single-ply systems for nonresidential roofs.
  • Central and South America will continue to emphasize metal roofing, tile, fiber cement, and waterproofing systems shaped by storm exposure and informal construction.
  • Western Europe is a retrofit-led market where tile will remain culturally important and energy renovation increasingly guides roofing decisions.
  • Eastern Europe will remain focused on metal and bituminous replacement, with gradual movement toward higher performance systems.
  • The Asia/Pacific region will see mature reroofing markets with fast-growing housing and industrial demand dominated by metal and membrane systems.

The Africa/Mideast region will use roof products that are low cost, install quickly, and are heat resistant and durable to address housing shortages.

Historical Market Size & Growth Drivers

Shifts in demand for roofing can vary from year to year, determined by a number of factors – primarily related to building construction activity. These factors include:

  • levels of housing starts, particularly in the single-family housing segment
  • the size and age of a country’s housing stock
  • interest rates – low interest rates may encourage home and business owners to take out lines of credit often used to fund roof repair and replacement projects
  • the number and types of commercial buildings erected or repaired in any given year
  • the type of roof (e.g., flat or pitched) installed on a structure that will be repaired or replaced
  • the types of roofing materials most often specified by contractors and other consumers in a particular region of the world
  • the roofing materials originally installed on the structure

In addition, a number of other variables can affect demand for roofing in a particular year or over a short period of time, such as:

  • weather conditions, especially outbreaks of severe weather that can cause widespread damage to roofs (e.g., hurricanes and tropical storms, tornadoes, hailstorms, and winter storms)
  • changes and modifications to local building codes
  • the adoption of legislation that causes a temporary increase in reroofing activity
  • insurers requiring homeowners to replace older or worn roofs with newer materials that better resist severe weather on condition of maintaining coverage
  • changes in the price of raw materials (e.g., asphalt, metal, lumber) that can cause the per-square meter cost of roofing materials to increase or decrease sharply

Global Roofing Report Scope

This study analyzes global supply of and demand for roofing products. Historical data (2015, 2019, and 2025) and forecasts for 2030 and 2035 are provided for roofing demand (in dollars and square meters), demand by market and product (in square meters), net exports (in dollars), and production (in dollars) on a country-by-country basis. Demand in value terms is shown at the manufacturers’ level and excludes distributor and retailer markups.

Markets broken out are:

  • new residential
  • residential reroofing
  • new nonresidential
  • nonresidential reroofing

Major products analyzed are:

  • tile (concrete and clay, including ceramic and porcelain)
  • bituminous, including modified bitumen roofing (MBR) systems and built-up roofing (BUR) systems
  • asphalt shingles (e.g., laminate, three-tab)
  • metal (e.g., panels, shingles, tiles)
  • plastic single-ply, including thermoplastic polyolefin (TPO) and polyvinyl chloride (PVC)
  • rubber single-ply (e.g., ethylene propylene diene methylene – EPDM)
  • fiber cement
  • small volume roofing products

For the purposes of this study, demand for roofing products is measured in terms of total roof area covered, not the total amount of material used. Roof coatings used as patching and repair compounds and not used as primary roofing are excluded from the scope of this report.

Materials used as underlayment for other roofing products and roofing accessories, such as metal flashings, snow guards, and vents, are not included in the scope of this study. Also excluded are:

  • mopping asphalts, granules, and ballasts used in bituminous roof installations
  • prefabricated roof trusses and other structural supports
  • roof decking materials (e.g., plywood and other engineered wood, concrete, metal)
  • roof-mount solar panels
