US Roofing Report
The US roofing market is set to grow from $22.6 billion to $27.3 billion in 2030. The report examines how US roofing demand is shaped by storm-driven and aging-roof replacement activity, regional differences in climate and building stock, evolving competition among steep-slope and low-slope materials, and the growing importance of labor efficiency and installation ease in product selection.

Report Overview
Built to Endure: Where Roofing Value Is Shifting
In the US roofing market, the story is no longer just about covering structures. It is about how property owners respond to aging roofs, harsher weather exposure, rising performance expectations, and the need to protect long-term asset value. As replacement demand continues to outweigh new construction in many segments, growth is increasingly tied to products and solutions that offer greater durability, energy efficiency, and installation ease, creating opportunity not only in premium materials, but also in the systems, services, and support that help contractors and building owners get more from every project.
Key Themes Covered in this Report:
- Replacement and storm-restoration demand, including the role of aging housing stock, hail and wind exposure, insurance-driven reroofing, and the growing importance of impact-resistant and high-wind roofing systems
- Material shifts within steep-slope roofing, especially the balance between asphalt shingles and faster-growing premium alternatives such as metal, synthetic, and designer products that compete on durability, aesthetics, and lifecycle value
- The evolution of low-slope commercial roofing, with emphasis on TPO and other single-ply systems, reflective roofs, roof coatings, and the way energy performance requirements influence product selection
- Regional variation in roofing demand across the US, including how climate, housing age, storm patterns, and building mix affect product preferences, reroofing cycles, and sales opportunities in different parts of the country
Featuring 87 Tables & 18 Figures!
Demand for roofing in the US is forecast to rise 1.3% per year to 283 million squares in 2030, valued at $27.3 billion, supported by an acceleration in single-family housing construction.
Roofing Demand Moves From Replacement Cycle Toward Value Upgrade
The US roofing market is still driven primarily by reroofing, but replacement decisions are becoming more strategic and value oriented. Owners are no longer focused only on replacing a worn roof with the closest equivalent. More often, reroofing is being used as an opportunity to improve appearance, resilience, and long-term ownership value:
- Asphalt shingles dominate residential roofing, but demand will continue to shift toward high-performance architectural laminated products, impact-resistant and high wind shingles, algae-resistant lines, and cool roof options that address a specific need while preserving the familiarity of asphalt.
- Metal will continue to gain where buyers want stronger weather performance, longer service life, and a more distinctive look, while tile and composite are most competitive in premium applications where curb appeal, lighter weight, lower maintenance, or stronger fire performance matter more.
Low-Slope Roofing Gets More Segmented
In commercial roofing, reroofing and recover work remain the center of the market, but product selection is becoming more deliberate and more building-specific:
- TPO will remain a key volume driver because it fits the broadest range of standard low-slope applications and works well across large, repeatable installations.
- PVC will continue to hold a strong specialty niche because it is better suited to rooftops exposed to grease, chemicals, and other harsh conditions.
- EPDM will remain in use because it is durable, familiar, and easy to standardize, while white, reinforced, fleece-backed, and self-adhered formats are helping it stay relevant in more performance-specific work.
- Although demand for it will decline, modified bitumen remains the more competitive asphaltic lane as built-up roofing continues to lose share.
Regional Pressure Reshapes the Market
Regional differences matter more because climate, codes, and resilience needs now shape roofing demand more directly:
- New England and the Middle Atlantic still lean toward preservation focused reroofing, while East and West North Central continue to favor cold climate performance.
- The South Atlantic and East South Central are more driven by storm performance. The West South Central is shaped especially by hail and heat.
- The Mountain states show especially strong premium demand because hail, snow, wind, and wildfire all matter at once. In the Pacific, California and Hawaii favor cool roof, Class A, code ready products, while Oregon, Washington, and Alaska support more cedar, dark membranes, and moisture sensitive roofing choices.

Historical Market Size & Growth Factors
Shifts in demand for roofing can vary from year to year and are determined by numerous factors, primarily those related to building construction activity. They include:
- levels of housing starts, particularly in the single-family housing segment
- the size and age of the US housing stock
- interest rates – low interest rates may encourage home and business owners to take out lines of credit often used to fund roof repair and replacement projects
- the number and types of commercial buildings erected or repaired in any given year
- the type of roof (e.g., steep-slope or low-slope) installed on a structure that will be repaired or replaced
- the types of roofing materials most often specified by contractors and other consumers in a particular region of the US
- the roofing materials originally installed on the structure
The US has a significant number of homes and businesses with roofs that are at or near the end of their life expectancies. Thus, age-related reroofing is the most significant driver of roofing demand in the US.
Additionally, multiple other variables can affect demand for roofing in a particular year or over a short period of time. Among these are:
- weather conditions, especially outbreaks of severe weather that can cause widespread damage to roofs (e.g., hurricanes and tropical storms, tornadoes, hailstorms, and winter storms)
- changes and modifications to state and local building codes
- the adoption of legislation that can cause a temporary increase in reroofing activity
- insurers requiring homeowners to replace older or worn roofs with newer materials that better resist severe weather on condition of maintaining coverage
- changes in the price of raw materials (e.g., asphalt, metal, lumber) that can cause the cost of roofing materials per square to increase or decrease sharply
US Roofing Report Scope
This study analyzes US roofing demand by product, market, application (new vs. reroofing), slope (steep-slope vs. low slope), and US geographic region. Demand is provided in both area terms (squares) and value terms (US dollars). Historical data (2015, 2019, and 2025) and forecasts for 2030 and 2035 are presented for US roofing demand in squares and US dollars.
Roofing product demand is segmented by the following product types:
- asphalt shingles
- standard laminated
- high-performance laminated
- three-tab
- metal roofing
- standing seam/concealed fastener
- exposed fastener
- shingles and tiles
- bituminous roofing
- modified bitumen (MBR)
- built-up roofing (BUR)
- thermoplastic roofing membranes
- thermoplastic polyolefin (TPO)
- polyvinyl chloride (PVC)
- other plastic membranes (e.g., ethylene copolymers, chlorinated polyethylene, ethylene interpolymers, nitrile alloy, and tripolymer alloy)
- rubber roofing membranes

Demand for roofing in the residential market is also analyzed by housing type:
- single-family housing
- multifamily housing
- manufactured housing
Excluded from the definition of residential buildings are housing units located in a structure whose primary purpose is something other than habitation. Thus, a small living space contained in a larger retail facility would be classified as part of a retail building and not a residential building
Demand for commercial roofing is analyzed by building type:
- office, retail, and lodging
- institutional
- industrial
- other commercial buildings (including data centers; civic centers; courthouses; government administrative and public safety facilities; post offices; agriculture facilities; and recreational facilities)
